A Landmark on the Slopes
NOT A HOTEL RUSUTSU, Snøhetta’s latest project, sits directly on the ski-in/ski-out slopes of Rusutsu Resort in Hokkaido. More than just a luxury villa, the 1,200-square-meter property was envisioned as a catalyst for regional growth, creating a model that uplifts both visitors and local communities. Its design balances the raw beauty of the landscape with an architectural language that is refined, inviting and distinctly modern.
Architectural Flow and Materiality
The structure unfolds as two gently curving linear volumes that echo the surrounding terrain. The lower level is partially embedded in the hillside, housing a gym and sauna for restorative use. Above it, a cantilevered volume organizes the communal spaces: an arrival lounge, kitchen, dining room, living room and an outdoor bath, all arranged around a central courtyard. Expansive glazing frames sweeping views of Mount Yōtei, while the palette of locally sourced stone and wood fosters a seamless dialogue with the alpine environment. The upper floor floats lightly over the site, offering bedrooms and a study that open toward the horizon.
A Hybrid Retreat Experience
Designed as both a co-ownership property and a boutique hotel, NOT A HOTEL RUSUTSU is conceived for those seeking contemplative leisure. Shared zones encourage social connection and cultural exchange, while private suites ensure calm and renewal.
